What changes the design and the price in Naro Moru
River and riparian land
The Naro Moru river is an asset and a constraint. Building inside the riparian reserve is not permitted, and it attracts NEMA attention. Check the boundary before you buy, not after you have drawn a house.
Forest edge plots
Closer to the forest the ground is often better drained and the timber is nearby, but wildlife is a real consideration for fencing, stores and where you put the kitchen bin.
Water supply
Some plots are served by community water projects drawing from the river, which can be reliable but is seasonal. Roof harvesting and storage are still worth building in.
Approvals
Approved by Nyeri County. Anything near the river will also need to satisfy NEMA and the Water Resources Authority on setbacks and abstraction.
What materials cost here
Good quarry and hardware supply, short haulage. Steep sites and heavy rain are the usual cost drivers rather than materials.
