Why the figure moves
Materials cost what they cost at the quarry and the hardware. What changes between one town and the next is getting them to site. Naro Moru carries a haulage factor of 1.00 against our Laikipia base rate, so material costs are much the same as at our base.

River and riparian land
The Naro Moru river is an asset and a constraint. Building inside the riparian reserve is not permitted, and it attracts NEMA attention. Check the boundary before you buy, not after you have drawn a house.
Forest edge plots
Closer to the forest the ground is often better drained and the timber is nearby, but wildlife is a real consideration for fencing, stores and where you put the kitchen bin.
Water supply
Some plots are served by community water projects drawing from the river, which can be reliable but is seasonal. Roof harvesting and storage are still worth building in.

Do I need approval for a tiny home?
If it is a permanent structure on a foundation, yes, the same as any other house. A genuinely mobile unit on wheels sits in a grey area, but anything you intend to live in, insure or rent out should be approved.
How much does a tiny house cost in Kenya?
A basic 25 to 30 square metre timber cabin starts around KES 1.2M to KES 1.8M. A well insulated 40 to 50 square metre cabin with a proper kitchen, bathroom, fireplace and veranda usually runs KES 2.5M to KES 4M.
