River and riparian land

The Naro Moru river is an asset and a constraint. Building inside the riparian reserve is not permitted, and it attracts NEMA attention. Check the boundary before you buy, not after you have drawn a house.

Forest edge plots

Closer to the forest the ground is often better drained and the timber is nearby, but wildlife is a real consideration for fencing, stores and where you put the kitchen bin.

Water supply

Some plots are served by community water projects drawing from the river, which can be reliable but is seasonal. Roof harvesting and storage are still worth building in.

Is a container or timber cabin cheaper for Airbnb?

Cheaper to put up, yes. Whether it earns as much depends on the market you are in. Around Nanyuki, guests are paying for a view and a night in the highlands, and a well built timber or stone cabin holds warmth far better than a bare container. If you go the container route, budget properly for insulation, because an uninsulated container is cold at night and hot at midday.
