Site works

The work outside the house

Walls, pools, driveways, gates and drainage. Most of it gets priced on its own, and a lot of it goes in before the house does.

Perimeter and boundary walls

The wall usually goes up before the house. It marks what you own, it keeps livestock and people out while the site is open, and it gives the builders somewhere to lock materials. It is also the job most often built too cheaply. A wall that leans or cracks usually has to come down.

Around KES 9,500 a metre for a stone wall with coping and a gate. An acre fenced all round is roughly 250 metres.

Swimming pools

A pool is a reinforced concrete structure holding many tonnes of water, built into ground that moves. The shell, the reinforcement and the drainage around it are the parts that decide whether it is still watertight in ten years. Everything else is finish.

A pool is priced from its size, its depth and the ground. Ask us and we will come and look at the plot.

Driveways and cabro paving

Cabro fails from underneath. The blocks are almost never the problem, and a driveway that has sunk into ruts was laid on a base that was too thin, badly compacted, or drained nowhere. The part that lasts is the part nobody sees.

Priced per square metre. What drives the cost is the base underneath, and the bigger the vehicles the thicker it goes.

Gates and entrances

The entrance is the first thing anybody sees and the part of the boundary that gets used every day. It is also where perimeter walls fail first, because a gate hangs its whole weight off two posts and swings that load back and forth several times a day.

Usually quoted with the perimeter wall. A gate and its posts are a small part of a wall contract and a large part of how it looks.

Drainage and septic tanks

Almost nowhere around Nanyuki has mains sewer, so every house needs its own tank and somewhere for the water to go. It is concrete and masonry work, it is done while the foundations are being dug, and it is one of the few parts of a house that is genuinely unpleasant to put right later.

A septic tank and soakpit is commonly KES 180,000 to 600,000 depending on the size of the house and the ground.

Trades we bring in

Part of every house we build. We do not employ these trades ourselves. We use people we have worked with for years, and the contract, the programme and the responsibility stay with us.

  • Electrical installation and certification
  • Plumbing and hot water
  • Glazing and aluminium windows
  • Steel fabrication
  • Tiling
  • Pool plant and filtration

Work we do not do

If you are searching for one of these, we are not the right people and it is quicker to say so.

  • Borehole drilling

We do not drill. On a job where a borehole is needed we work alongside whichever driller you appoint, and we build the tank base, the pump housing and the pipe runs.

  • Solar installation

We do not install solar. We will set out the roof so the panels have somewhere sensible to go and leave the cable routes in before the ceiling closes.

  • Electric fencing

We build the wall. Somebody else energises it.
