Perimeter and boundary walls

The wall usually goes up before the house. It marks what you own, it keeps livestock and people out while the site is open, and it gives the builders somewhere to lock materials. It is also the job most often built too cheaply. A wall that leans or cracks usually has to come down.

Around KES 9,500 a metre for a stone wall with coping and a gate. An acre fenced all round is roughly 250 metres.

What to include in a perimeter and boundary walls enquiry

Send the location, approximate dimensions and any drawings or reference images. Tell us what is already on site and what the quotation must include. Include access, removal of existing work, finishes and any associated drainage. A reference design needs a site-specific assessment before construction.

What decides the price

The length is the obvious part and people usually work that out for themselves. A square acre is about 250 metres around. A long thin plot of the same acreage can be 300 metres or more, so the shape matters as much as the size.

Height is the next thing. Most walls here are between 1.8 and 2.4 metres. Going higher costs more than the extra stone, because a taller wall needs thicker piers, closer piers, or both, to stand against wind.

  • Length, and the shape of the plot as much as its size
  • Height, and whether it carries razor wire, a live fence or nothing
  • The ground, which decides how deep the foundation goes
  • How far the stone has to come, which changes with the quarry
  • Whether the ground falls, because a sloping boundary is built in steps

Why walls crack around here

A perimeter wall is a long, thin, tall structure with no floors or roof tying it together, which makes it the most sensitive thing on a plot to ground movement. On black cotton soil, a wall built on a shallow strip will crack in its first dry season, and the cracks appear in the same place every year.

The fix is not more mortar. It is either a deeper foundation that sits below the layer that moves, piers at close centres with a reinforced ring beam tying them, or movement joints at intervals so the wall cracks at joints you chose. Which one depends on the soil, and the way to know is to dig.

Building it in stages

A wall does not have to go up all at once. Plenty of clients do the road frontage and the gate first, because that is the part that matters for security and appearance, and complete the rest later. The foundation for the whole run can go in at once while the machine is on site, which is cheaper than bringing it back.

Questions people ask

How much does a perimeter wall cost per metre in Kenya?

Around KES 9,500 a metre for a machine cut stone wall about 2 metres high with a coping, on ordinary ground, including a gate in the total. Black cotton soil pushes it up because the foundation has to go deeper. A plastered and painted wall costs more again.

How many metres of wall does an acre need?

About 250 metres if the plot is roughly square. A long narrow acre can need 300 metres or more. Measure the actual boundary, because the acreage will mislead you.

Should I build the wall before the house?

Usually yes, or at least the road frontage and the gate. It secures the site while it is open, gives you somewhere lockable for materials, and stops livestock walking through fresh work. It also means the heavy plant comes in once.

Can I build the wall in sections?

Yes, and many people do. Put the frontage and gate up first. It is worth digging the foundation for the whole run while the excavator is already on site, because bringing it back later costs more than the digging.
