Bungalow builders at Naro Moru
A bungalow is everything on one level. It is the most common house built in Kenya and usually the cheapest way to get a given number of bedrooms, because there is no staircase, no suspended slab and no second scaffold.
What a bungalow costs at Naro Moru
Worked out at Naro Moru prices, not a national average. Naro Moru sits in the Nanyuki and Laikipia pricing region, so material costs are much the same as at our base.
A 3 bedroom bungalow around Nanyuki normally lands between KES 5.5M and KES 10M all in.
For a 130m² build over one storey at a standard finish, that comes to roughly KES 6.24M to KES 10.1M at Naro Moru. That is the shell and the finishes. Professional fees, county charges, water, power, waste and external works sit on top, and the calculator adds them one at a time so you can see what each costs.
Why the figure moves
Materials cost what they cost at the quarry and the hardware. What changes between one town and the next is getting them to site. Naro Moru carries a haulage factor of 1.00 against our Laikipia base rate, so material costs are much the same as at our base.
Ground conditions move it further, and on some plots they move it more than haulage does. That is what the next section is about.
Building a bungalow at Naro Moru
What the ground, the weather and the water do to this kind of build here.
River and riparian land
The Naro Moru river is an asset and a constraint. Building inside the riparian reserve is not permitted, and it attracts NEMA attention. Check the boundary before you buy, not after you have drawn a house.
Forest edge plots
Closer to the forest the ground is often better drained and the timber is nearby, but wildlife is a real consideration for fencing, stores and where you put the kitchen bin.
Water supply
Some plots are served by community water projects drawing from the river, which can be reliable but is seasonal. Roof harvesting and storage are still worth building in.
What we do on a bungalow build
- Architectural and structural drawings that can actually be built at the price we quoted
- Soil test and foundation designed for your actual ground
- County approval prepared and followed up on your behalf
- Full construction with our own team and our own supervisor on site
- Doors, ceilings, floors and fitted units made in our workshop
Approvals at Naro Moru
Approved by Nyeri County. Anything near the river will also need to satisfy NEMA and the Water Resources Authority on setbacks and abstraction.
Questions people ask about a bungalow
How much does it cost to build a 3 bedroom bungalow in Kenya?
For a standard finish, budget roughly KES 5.5M to KES 10M all in for a 110 to 140 square metre three bedroom bungalow. That figure covers the house, the drawings, county approval, water storage and a septic system. It does not cover the land, a borehole, a boundary wall or furniture.
Is a bungalow cheaper than a maisonette?
Per square metre, yes, usually by about eight to twelve percent. A maisonette becomes the better value when your plot is small or the view is upstairs, because you are buying floor area you could not otherwise fit.
What size plot do I need for a three bedroom bungalow?
An eighth of an acre is enough if you accept a compact layout and modest setbacks. A quarter acre is comfortable and leaves room for parking, a DSQ and a garden.
