Holiday homes and Airbnb units builders around Timau
Nanyuki has become one of the strongest short stay markets in Kenya. When you build for guests, every choice has to survive strangers and pay for itself in the nightly rate.
What a holiday home or Airbnb cottage costs around Timau
Worked out at Timau prices, not a national average. Timau sits in the Nanyuki and Laikipia pricing region, so material costs are much the same as at our base.
A well finished one or two bedroom cottage typically runs KES 3.5M to KES 9M, furnished.
For a 65m² build over one storey at a standard finish, that comes to roughly KES 3.12M to KES 5.07M around Timau. That is the shell and the finishes. Professional fees, county charges, water, power, waste and external works sit on top, and the calculator adds them one at a time so you can see what each costs.
Why the figure moves
Materials cost what they cost at the quarry and the hardware. What changes between one town and the next is getting them to site. Timau carries a haulage factor of 1.00 against our Laikipia base rate, so material costs are much the same as at our base.
Ground conditions move it further, and on some plots they move it more than haulage does. That is what the next section is about.

What the ground, the weather and the water do to this kind of build here.
It is genuinely cold
Insulation in the roof and a fireplace or wood stove are not luxuries at this altitude, they are what makes the house usable in July. Single skin walls and an uninsulated roof make a house that is expensive to heat and unpleasant at dawn.
Rain and drainage
More rain than Nanyuki, and it arrives hard. Ground falls away from the mountain, so surface water has to be led around the house deliberately. Gutters, aprons and a drainage plan are part of the design, not something added when the first storm reveals the problem.
Access decides the programme
Farm tracks that are fine in January stop a loaded lorry in April. We plan deliveries around the rains and improve the access road first where it is needed, because materials handled twice cost twice.

Questions people ask about a holiday home or Airbnb cottage
How much does it cost to build an Airbnb cottage in Nanyuki?
A one bedroom cottage of about 50 to 70 square metres, finished to a standard guests will pay for, usually costs KES 3.5M to KES 6M including basic furnishing. Two bedroom units with a good fireplace, veranda and kitchen run KES 6M to KES 9M.
Is a container or timber cabin cheaper for Airbnb?
Cheaper to put up, yes. Whether it earns as much depends on the market you are in. Around Nanyuki, guests are paying for a view and a night in the highlands, and a well built timber or stone cabin holds warmth far better than a bare container. If you go the container route, budget properly for insulation, because an uninsulated container is cold at night and hot at midday.
