The ground changes fast
Plots within a kilometre of each other can sit on good murram or on black cotton soil that swells and shrinks with every season. Black cotton needs a deeper or engineered foundation and it is the single most common reason a Nanyuki house cracks. A soil test before design costs a fraction of the repair.

Approvals in Nanyuki

Can I build the ground floor now and the first floor later?
Yes, and it is common, but only if it was designed that way from the start. The foundation, the columns and the starter bars have to be sized for the finished house. Adding a floor to a house that was not designed for one means strengthening work that usually costs more than doing it properly the first time.
